The Outlook for 2016 is Good!
Home prices are on the rise and we are still enjoying low borrowing costs, but rates have started a trend upwards. The biggest problem I see so far this year is that there are not enough good homes on the market. Many buyers agents are complaining about not enough inventory to show their clients.
For years I used to hear the about the amazing phenomena of how people from the East Coast of the United States ended up on the east coast of Florida and how people from the Midwest ended up on the west coast of Florida. Then one day someone explained to me that this was not some miraculous coincidence but rather that our nations highways sort of directed visitors that way. Please see road map below.
I-95 comes down the east coast and leads to West Palm Beach and the Fort Lauderdale area and I -75 comes from our central states and leads to Tampa Bay, Saint Petersburg, Naples , Fort Myers and Cape Coral. The atmosphere on the west coast of Florida is definitely more relaxed than the east coast. The pace is slower. It is less crowded. Even the waves are calmer with the ocean being guarded by the Gulf of Mexico.
Looking at a graph provided by City-Data.com , like most other areas of Florida home prices have appeared to stabilize and if anything a slight up tick took place at the end of 2010. Many speculate that this small swing in median home prices was due to a brief hiatus in foreclosures and short sales being flooded on the market. Others feel that the real estate market is recovering because the general public finds the home prices very affordable. Regardless of your opinion I think it is safe to say that there are certainly some deals to be found in the Fort Myers/Cape Coral real estate markets right now.
As your mortgage banker, I will make you aware of the current mortgage loan programs available as well as coach you as to the best way to structure your financing. FHA is the popular loan program requiring only 3.5% down if you are using your own funds or 5% down if you are receiving a gift from family members. FHA loans also allow for up to 6% seller paid closing costs so we can structure your financing with minimal out of pocket expense. Considering that the median home price in this area is $100,000, that requires a minimum down payment of $3500 plus closing costs and escrows. In my opinion that is pretty darn affordable housing!
Brett will get you the straight forward answers you need when evaluating local real estate.
Fun Things to Do in Fort Myers & Cape Coral Florida
Mid Island Water Sports - Mid Island Water Sports has been providing the best waverunner rentals, parasailing and dolphin tours on Fort Myers Beach for over fifteen years. Enjoy their hour and a half long excursion with a guide through the back bay while you drive your own waverunner and experience wildlife such as dolphin, manatees, rays, fish and birds from up close. They also offer freestyle riding with the largest riding area on the beach and the least boat traffic. Parasailing is a must with 1 to 4 flyers at a time! One great feature of this tour is that the gulf coast usually has very calm waters. I once did this same type of tour around Key West Florida and the ocean was choppy and many passengers on the jet skis were catapolted off the back a few times.
Lovers Key State Park - You can swim, fish, bird-watch, hike, canoe or kayak at this park covering 712 acres over four islands.
Dog Beach - All grounds are covered (no punn intended) when local residents have a special beach set aside for their dogs.
Local Area Restaurants in Fort Myers and Cape Coral - There is a long list of area restaurants to choose from. I prefer the local island flavor of a place like Joe's Crab Shack.
Shell Factory and Nature Park - A great place for the young and old. Every conceivable type of sea shell that you can imagine including fossils and sea coral. This place is sort of a throw back to old time Florida attractions on the side of the road.
Fishing in Cape Coral and Fort Myers - Fishing is a popular sport that provides people with an opportunity to relax, get away from everyday stresses, spend time with family and friends, and enjoy the great outdoors. With Florida being the “Fishing Capital of the World,” and laying claim to more anglers than any other state (2.8 million), it is no wonder that residents and visitors alike are often looking for places to fish in Cape Coral! Many of us land lubbers really appreciate the calm waters too, so you don't have to worry about sea sickness.
