Please keep in mind when dealing with condo's that there are many bank restrictions on financing. This is due to the collective nature of condo's . Back in 2006 - 2007 there was a rash of foreclosures in Florida so our lender guidelines tightened up. As a rule you will need to put down a 25% down payment versus a 20% down payment if you wish to get your Fannie Mae loan. Typically the cutoff to avoid mortgage insurance is 80% financing but in order to avoid a nit picky review of your condominiums budget, reserves, delinquencies etc you can opt for a limited review with a 75% loan. FHA loans for condos are virtually non existant in Florida.
