The Outlook for 2017 is Good!
The Florida Keys is one of my favorite spots in Florida to visit as well as to lend. The type of loans that I see are as interesting as the Keys themselves. There is a great diversity of housing in The Florida Keys and fortunately I have the various loan programs that suit all of the needs of my customers down here.
See Below a graph furnished by City-Data. The graph shows relatively flat compared to other parts of the state which is a little surprising to me because most of my recent customers have seen excellent home appreciation in the Florida Keys.
Of course you have the beautiful oceanfront properties that need my 90% Jumbo loan. My recent customers in The Florida Keys purchased with an FHA loan (3.5%) down and then at the year and a half mark they did a conventional 80% refinance to get rid of mortgage insurance and lower the payment about $200 a month.
Conventional Fannie Mae Financing, which has been the "bread and butter" mortgage loan program for years is available for all types of homes 1-4 unit in this area.(Primary residence, second homes or investment properties) One special thing to keep in mind is that there are no adjustments to pricing for a second home. So, you snow birds can still come on down and still lock in that low interest rate that is currently in the mid-threes for a 30 year fixed!
Right across the street you may have your typical home, smaller size, that is a great candidate for FHA financing. 3.5% down at today's rates of 3.25% makes virtually any home affordable. FHA or HUD sets the lending limits a little higher in Monroe County to allow for the higher cost of oceanfront or near oceanfront properties.
Then we have the fixer uppers. FHA has a wonderful program known as the 203K Rehab loan which allows for up to $35,000 in upgrades built into the financing. Why clean out your savings when you can finance those upgrades like new appliances, a new kitchen, a new roof or A/C, the list goes on and on. Ask me about this program it is a gem.
Fun Things to do in the Florida Keys
There is a host of fun things to do in the Florida Keys, let me try to touch upon some of them for you.
Key West - Margaritaville Hotel - My son and I had a nice visit here this summer. It is located in the heart of Key West. The best thing for both of us was the jet ski around the island. It took about 90 minutes, was a little educational but best of all we did some nice drifting on the shallow flat waters.
World Class Fishing - There are a host of private mom and pop outfits that will help you plan the trip, take you out, bait your hook, help you catch the fish and then fillet it up for you. Local restaurants can then take the catch of the day and prepare it how you like it. Here are a few.
Swim with the Dolphins - It sounds almost too good to be true but yes you can get up close and personal if you want.
Enjoy the swim with dolphins located on Grassy Key, just outside of Marathon, the Dolphin Research Center makes a wonderful stopover for an hour or so as you make your way down the Keys. Home to Atlantic bottlenose dolphins and California sea lions. The trainers at this education and research facility conduct sessions with the dolphins every half hour, allowing the general public to witness the amazing communication and interaction capable between man and dolphin. Theater of the Sea
Museums - This is a fun way to learn the history of the place. My favorite is the Ernest Heminway home on Key West where we learn about his many cats with 6 toes, how he divorced his wife for trying to build a pool inside the coral and legendary tales of massive consumption.
The Fabulous Florida Keys have a vast cultural history, much of this history can be seen by visiting one of the many local museums. This is low cost way of seeing the past and present culture and everyday life in the Keys!
