The Outlook for 2013 in Sarasota / Bradenton is Good!
Usually when realtors and customers talk about this area of Florida they say the name together, "Sarasota-Bradenton". This area has been hit very hard like most of the other areas of Florida over the last five years but now appears to be flat. Please see attached graphs of the area from Zillow and City-Data. Most of the other parts of Florida appear to be on the upswing so I would not be surprised if we saw a price increase in the coming years. Considering there are a lot of condos in this area, this might account for the statistics lagging behind other parts of the state.
An interesting attribute of this area is the amount of families with kids. It is very low due to a concentration of retired people in the area. From a lender's standpoint my files coming out of this area are actually very strong because everybody has lots of disposable income.
This graph reflects a less attractive picture and a higher median home price than the Zillow.com graph. When it comes time to narrowing down your search your realtor can give you more information on the specific neighborhood you are interested in and the numbers may appear quite differently based on sales history in that neighborhood. Once you have found the home you like, it is my job to get you pre-qualified for your realtor and well before you go to contract. Usually a good realtor will not take you shopping unless you have been properly pre-qualified and provide them with a document that says so.
After you go under contract, we will go through the loan process and make it as smooth and easy as possible. Contrary to what you may hear it is not difficult to get a mortgage these days. In my opinion, banks want to lend,(I know mine does) I believe the larger problem is that there are less qualified applicants due to high unemployment and lots of short sales and foreclosures.
Fun things to do in Sarasota and Bradenton
Sarasota has 35 miles of beaches! Sitting on the beautiful gulf coast it provides beautiful white sandy beaches and mostly calm waters of the golf of Mexico. The Sarasota Beaches will astound you. Research beach destinations such as Siesta Key, Casey Key, Lido Key, Siesta Beach, Longboat Key, Venice Beach and Manasota Key.
Sarasota Jungle Gardens - Visit an old time Florida Tropical Adventure. This playground is actually one of the oldest operating attractions and has been around since the 1940's. This zoo features 10 acres of lush tropical vegetation, winding jungle trails and all sorts of education for the kids. There is also a brand new “Kiddie Jungle” which features a brand new playground. Many of the exotic animals featured at Sarasota Jungle Gardens were rescued or came from not your run of the mill sources.
Sarasota Film Festival - The 2012 Sarasota Film Festival begins on April 13, and this year's festival features 230 movies from 30 different countries.

The South Florida Museum is a great way to spend a day in Bradenton. The museum features a wonderful planetarium and also a Manatee aquarium for the kids.
The Palma Sola Botanical Park is a fun place to learn about some of the exotic plants of Florida. Learn about fruit and nut trees that you just don't see everyday. This is a 10 acre preserve set aside in the 1990's dedicated to the education of the public.
