The Outlook for 2014 in Tampa is Good!

According to The Tampa Bay Times folks are moving to Florida and Tampa from all parts of the country. This is good for employment and property values.

I recall reading somewhere else that out of the last 60 years only during two years did more people leave Florida than arrived here. That was back in 2007-2008 when property values were plummeting and jobs were scarce but now it appears our state and our economy are certainly on the rebound.

The Tampa Bay Times went on to say that last month, the U.S. Census reported that Florida currently has the third-largest population growth of any state.

Last year, Atlas Van Lines reported Florida had 4,973 moves into the state, compared to 4,641 moves out.

Also several demographers predict that within a few years Florida may eclipse New York as the third most populous state in the country. From 2000 to 2010, more than 600,000 people moved here from New York to Florida, according to the Tax Foundation, a nonpartisan tax research group based in Washington, D.C.

By 2011, the state saw a population gained 108,300 residents after subtracting those who left. Most of those moving to the state came for jobs although there was a large segment coming here for the sunny retirement.



In the state of Florida, Tampa Bay is an interesting place to be a loan officer because quite often you find a simpler "Old Time Florida" home situated right next to a brand new much larger home. Some on the water, some a few streets inland. This means when it comes time to do the appraisal or even when you are in the offer stage, driving around with your realtor, take extra time to make sure there are some good comparables in your area. The worst thing that can happen is to have the appraised value on the deal squashed by an out of state appraisal review. I say this because this happened to me two years ago when Tampa was no doubt a declining market.

Looking at a variety of opinions regarding Tampa Bay Real Estate it appears that home buying is on the up swing and there is optimism in the mindset of many buyers and sellers. Buyers agents are reporting steady demand and for sellers it appears that the mediam home price is on the upswing.


According to the Tampa Bay Buzz - Residential sales increased by 182 units or 14.6% from March 2010 to March 2011. We also saw a third straight month over month increase in residential sales. The median residential sale price fell by $21,000 or 16% from March 2010 to March 2011. More importantly we saw our first month to month median price increase in almost 10 months.
